Budgeting and Feasibility

GDC understands that land development ideas alone won’t guarantee the success of the project. The saying “build it and they will come” may work in the movies, but in reality it takes a great amount of work including pre-planning, design, cost estimating for conceptual designs and infrastructure.  Once the concept design is started and infrastructure costs are estimated, then its time to assimilate the data required to see if the project is feasible. GDC conducts feasibility studies studies which include demographic information, comps of like site and projects, proforma’s and financial data to forecast sales, costs, tax revenue and implications and more.

GDC works with our client discussing the planning phase,  feasibility studies and budgeting requirements to support the project. GDC services include preparing site plans, Master Development Plans, Financial studies, Feasibility Studies that can be used by our Client before any city or state government, lenders and potential end users. GDC can help our Client from the single individual lot project to to a four hundred acre billion dollar multi- use development. Each project receives the same attention to detail to ensure our clients goals and objectives are achieved.
